Cash Share of Home Sales: What Our Deal Flow Shows

Flowstate research note, updated quarterly from our acquisition pipeline.

A meaningful minority of U.S. home sales close without financing. Industry surveys have put the all-cash share in a band around a quarter to a third of transactions in recent years, varying sharply by market and price tier. Distressed and sub-$250k inventory skews far more heavily cash than the headline figure, investors concentrate exactly there.

Why distressed inventory skews cash

Conventional financing requires the property to meet lender condition standards. Foundation issues, missing systems, fire damage, or heavy deferred maintenance can make a house effectively non-financeable, which removes the retail buyer pool and leaves cash as the only exit that works. That dynamic, not investor preference alone, is what drives the cash share at the bottom of the market.

What this means for sellers

If your property can't qualify for conventional financing, your realistic buyer pool is investors and cash buyers, and pricing should reflect that. If it can qualify, a cash offer is worth weighing against a listing net of repairs, commissions, and months of carrying costs.
